Neither the tenant nor the seller were aware that due to poor insulation, the sewer line under the crawlspace in this duplex had froze and broken leaking sewage into the crawlspace. This can lead to costly repairs if no one had checked prior to purchase Porous foundation walls allowed rainwater to erode foundation supports in this home, causing major floors to slope. These shingles have exceeded their useful life and will need to be replaced soon. This can be a major pitfall for a homebuyer that's not prepared for this expense. This leaking roof was an easy spot for the inspector, however buried in an attic and not on the disclosure statement a homebuyer would have never seen it until it was too late. Improper wiring can lead to overloading service or branch circuit wiring, which can be a serious safety hazard like on this service disconnect. Improper contruction can lead to premature failure, like in this retaining wall that was not properly tied back.
